Why waste useful land to build a Wal-Mart?

As sad as it is, it appears to be inevitable that at least one Wal-Mart "super center" will darken the door of our community. Rather than building the west-side location on environmentally sensitive wetlands, or building where it destroys a viable park, why not build on the land where the nearby virtually abandoned and already paved-over Winn-Dixie shopping center lies?
Maybe there's a reason other than that developers always seem to want a completely undeveloped site for a new project. If so, it would be interesting to know.
